A no-obligation, free discovery call with a Pathway planner

Book now

You have worked out the tax on the sale. The bigger question is what happens to what is left.

The calculator has taken the costs you entered, applied the rate and given you a figure. What it has not done is check that every allowable cost went in, look at losses or reliefs that might reduce it, or ask what the net proceeds should be doing afterwards. Those are the parts worth a conversation.

A no-obligation, free discovery call with a Pathway planner. Nothing is sold on it.

What your Capital Gains Tax figure is telling you

A gain is not simply the difference between what you paid and what you sold for. It is that difference after the costs the rules allow you to deduct, and people routinely leave some of them out. The calculator only knows about the ones you typed in.

The current rate is 33% for most gains. For each tax year, the first €1,270 of an individual's gains, after deducting losses, is exempt. That exemption is for individuals, is available to residents and non-residents alike, and cannot be transferred to a spouse or civil partner. It is a small figure and it is missed surprisingly often.

Beyond the arithmetic sit the things that actually move the answer: losses you may be carrying, how the asset was owned and for how long, and whether any relief applies to your particular disposal. Then there is the payment window, which is driven by when the disposal happened rather than by when you get round to the return, and it catches people who are still busy with the sale itself.

And then the part nobody calculates. A disposal leaves a lump sum with no plan attached to it, and cash sitting in a current account is a decision being postponed. Whether it clears debt, funds a pension or gets invested is the point of our savings and investments advice.

How we would help

Four things worth checking before the figure gets treated as final.

What is actually deductible

Legal and auctioneer fees, stamp duty, improvement costs and the costs of selling can all form part of the picture, each with its own conditions. We go through what you actually spent rather than what you remembered to enter.

Losses and reliefs

Losses elsewhere, the ownership history and how the asset was held can all change the position. Where the detail needs a tax agent we say so plainly and work alongside them rather than around them.

Timing and the payment

Capital Gains Tax has payment deadlines tied to when the disposal happened, and they are easy to miss while a sale is taking all of your attention. We make sure the cash is on the plan rather than arriving as a surprise.

What the proceeds do next

Debt, pension, investment or a cash reserve are all reasonable answers and they are not equally right for everyone. That decision is worth making deliberately, in the weeks after a sale rather than a year later.

What happens next

Three plain stages, at your pace. You can stop after any one of them.

A short call, at no cost

Twenty minutes or so, by phone or video. You tell us what you sold, roughly when, and what you are trying to work out. Nothing is sold on that call.

A proper look at the detail

If it makes sense to go further, we go through the disposal, the costs behind it and what else you hold, and we work with your accountant where the return is being prepared.

A plan in plain language

You get our findings written down, with the options set out clearly and what each one would mean for you. What you do with it is entirely your decision.

Questions people ask us

The ones that come up most often once a sale is done or close to done.

Is the figure the calculator gave me accurate?

It is an estimate produced from the figures you entered, which is exactly what it says it is. Leave out an allowable cost or a loss and the number changes. Treat it as a reliable starting point for a conversation rather than a final position.

Can I reduce the bill?

Sometimes, and it depends on things a calculator cannot see: losses you are carrying, how the asset was owned, and whether a relief fits your circumstances. It is worth checking properly before assuming the figure is fixed.

When do I actually have to pay it?

The payment window is set by when the disposal happened, not by when the return is filed, and that trips people up regularly. We will make sure you know which dates apply to your sale and that the cash is set aside for them.

Do you prepare my tax return?

No. We are financial planners rather than tax agents, so the return sits with your accountant. What we do is make sure the planning around the disposal is right, and work with whoever files it.

What does the first conversation cost?

Nothing. It is a no-obligation, free discovery call. If we go further than that, we set out clearly what the work involves and what it costs before you commit to anything.
